OUR APPROACH
Studio Ten12 believes a well staged home will reflect today’s trends, but more importantly, will enhance a home’s features and strengths while making sense of any weaknesses. Our specialty is working with a homeowner’s current furnishings in order to minimize expenses while maximizing the home’s appeal. We also teach homeowners how to live in a staged home keeping it picture perfect until it sells. We stage homes by paying special attention to traffic flow, permanent focal points and creating an environment which allows buyers to imagine the wonderful lifestyle they will enjoy in the home!
THE PROCESS
CONSULTATION:
We offer three levels of staging but everything starts with a consultation. Most consultations can be completed within an hour where we will discuss your timeline, assess the home and develop a staging plan.
QUICK POLISH STAGING:
If you are a DIY’er and your home is close to being staged or if you are a realtor who wants someone to put finial touches on a listing before the photos are taken, this two hour staging package may be for you. We spend 2 hours right before the photographer is scheduled to make sure each room will produce a great online photo with no visual distractions.
OCCUPIED STAGING:
This staging plan is for busy homeowners who will live in the home while it is for sale and their realtors. We help clear out rooms, move necessary furniture to highlight the focal points and define spaces for potential buyers. If the staging plan calls for any home updates like painting, electrical, landscaping, or other repairs, we can either refer you to our trusted contractors or become the project managers who schedule and oversee that the work is completed properly and quickly. Finally, we will leave the homeowners with some strategies on how to best live in the staged house insuring it will look great for the showings.
VACANT STAGING:
This staging plan is for homeowners who will not be living in the house while it is on the market. During the consultation we will discuss whether any of the seller’s furniture will be left in the house and need to be supplemented with our furnishings or whether we will supply all of the furnishings. We do not need to stage every room in vacant homes but we suggest staging the main living areas, kitchen, bathrooms and main bedroom. We also look for any rooms that may need to explain their use or appear very small as we do not want buyers to have any questions or negative feelings about the spaces.
SIGNING THE CONTRACT AND SCHEDULING:
Once the staging plan is set, we each sign the staging contract and schedule the work. We pride ourselves on making quick work of getting homes on the market but you should allow two weeks minimum from the staging consultation to the scheduled photography.
